We market the company to attract good quality property and good quality
applicants.
One of our first discussions with you will be about the likely rent
your property will achieve, advice on what makes property an attractive
letting proposition and the implications of letting out your property.
On receiving your instruction to Let your property we will market
it through advertising, mailing lists, the Green Location website
and Primelocation.com, window displays, and our contacts to attract
suitable applicants.
We will arrange viewings either by appointment with you or we should
be provided with keys - access to the property at short notice can
be very important.
All offers will be put to you with our recommendation and some background
information on the applicants. Once an offer has been accepted we
will take up references, draw up an Agreement and advise you on the
necessary steps to be taken to ensure the property is ready for the
tenancy to commence. MANAGEMENT (fees 15% plus
vat - usually taken monthly) Once the tenancy has commenced,
if Managing the property, we will continue to be involved on a day
to day basis, dealing with any problems the Tenant's may encounter.
We will liaise with Landlords on maintenance issues and ensure four
monthly reports are made on the general state of the property.
We have access to a wide variety of good contractors such as plumbers,
electricians, decorators, damp proof specialists, gardeners, general
handymen etc. We vet our contractors and ensure that standards of
workmanship and costs are carefully monitored.
Landlords can provide us with details of their preferred contractors
who are familiar with their property who we will use as necessary.
We do not add any additional charges to contractors invoices unless
we are supervising extensive repairs.
Our Property Management Team will ensure the upkeep of the property.
Good lines of communication with Landlords and Tenants are paramount
in the art of successful property management. We will work hard
to ensure that matters are dealt with professionally.
